Yes. Many of our clients choose to build the home and pool as one coordinated project so everything aligns, from design and elevations to schedules and site logistics. When it’s a good fit, an integrated approach reduces handoffs, minimizes delays, and keeps accountability in one place.

Helpful (but not required for the first meeting):

  • Survey/plat or any boundary info you have

  • A general budget range (even a wide range helps us guide options wisely)

Both. We can build from your plans as long as they’re properly engineered and approved for permitting. If you’re starting with ideas, we can help guide the design process so your vision becomes a complete, build-ready set of plans and specifications.

Custom homes typically start around $200 per square foot, and can increase based on site conditions, structural requirements, and finish level.

The biggest cost drivers are:

  • Foundation type (slab vs. pilings)
  • Site conditions (clearing, soil, access, backfill, elevation requirements)
  • Complexity (rooflines, ceiling details, outdoor living features)
  • Selections and upgrades (windows/doors, cabinetry, flooring, appliances, tile, lighting)

Price-per-square-foot is a helpful early planning tool, but final pricing is based on the plan, the site, and your selections.

Allowances are budget placeholders used during contracting for items you’ll select later, like plumbing fixtures, lighting, cabinets, landscaping, flooring, and tile.

We set allowances to be realistic for the quality level our clients expect. During the build:

  • If selections exceed the allowance, you cover the difference.
  • If selections come in under, we can apply a credit to other selections or reconcile it at final walkthrough (per the contract structure).

We typically use an 8-phase draw schedule that progresses from pre-construction (engineering, surveying, permitting) through major milestones and final completion.

If you’re using a construction loan, banks commonly require:

  • Progress inspections before each draw is released
  • Lien waivers from subcontractors and suppliers
  • Supporting documentation (sometimes including updated surveys/as-builts)

We coordinate the process and help keep documentation moving so funding doesn’t slow down construction.

Most custom homes are completed in 9–12 months, depending on permitting timelines, weather, material lead times, and how quickly selections are finalized.

Schedule is most often affected by:

  • Permitting/plan approvals
  • Weather impacts
  • Long-lead items (windows, doors, specialty finishes)
  • Selection timelines (finishes, fixtures, cabinetry, tile, etc.)

For an existing home, a pool typically takes 4–8 weeks once under contract and permits are approved, assuming normal weather and inspection flow.

When included with a new home build, the pool is scheduled to align with site work and construction sequencing. In most cases it does not extend the overall home completion timeline unless there are permitting, weather, or inspection delays.

We do. We coordinate engineered plans, submit permits, and schedule required inspections with the authority having jurisdiction for your property’s location.
